What We Have Done For A Dental Practice

The dental assignments below are Partners Healthcare Services results, from the files of the national practice we are part of. In San Antonio we bring the same lease process and our own building data to the work. Each total is the client's benefit against the terms the landlord first offered. Past results do not guarantee future outcomes.

Opening a new office

Two-doctor practice

Site selection and a first lease for a practice opening a new office, negotiated so the numbers worked for the practice and for the bank underwriting the build-out.

More than $437,000 saved.

Restructuring an existing lease

Established dental practice

An operating practice that did not want to move a single operatory. The money came out of the lease terms rather than out of a relocation.

$330,000 reduction in real estate cost.

As an Endodontist, I work in a clinical environment in which a millimeter can be the difference between a desirable and undesirable outcome. It goes without saying, I am very detail oriented and I expect things to be done at a high level of expertise. I saw a similar mindset to my own in working with Partners Healthcare Services. They know their profession inside and out and working with them was nothing short of amazing. Starting a dental practice is no small feat and I can't imagine the real estate portion of the process being handled better in any way. I recommend Partners Healthcare Services without hesitation.

Taylor T. Nelson, DMD · Nelson Endodontics

Partners Healthcare Services was there for everything and made the process simple and straightforward. Their expertise allowed me to spend the time doing my dentistry and not worrying about trying to renegotiate with the landlord. Why Partners Healthcare Services? Why Not?! Their services save you time, money, and headache. It's a WIN-WIN!

Dr. Trushar Patel · 19th Street Dental

I had the pleasure of working with Partners Healthcare Services to negotiate my lease renewal for my dental office. I have previously used the services of someone not dental-specific for my last two lease renewals. This third time using Partners Healthcare Services gave me the opportunity to see how important it is to use someone that has insight knowledge into what is necessary in a lease for a dental space. They were able to reword my lease to include things that are in the best interest of my dental practice for the future. In addition, I felt that having them as a go-between between myself and my landlord was a huge asset. It left me with less stress and the ability to focus on my practice. I highly recommend Partners Healthcare Services for any dentist in need of lease negotiations.

Dr. Denise Allen Brown · Denise Allen Brown, DMD Family Dentistry

I cannot give enough positive feedback about Partners Healthcare Services. They helped make my transition from a negative lease situation to a very positive current situation. They were able to help the negotiation process favor my interests with ease. I went from possibly signing a deal without representation, to transitioning my office to a NEW location with the new landlord providing all money toward my buildout! I never truly felt stressed throughout a period of time where I should have been very stressed. I will continue to recommend Partners Healthcare Services to anyone in need. Thank you for your help and making a stressful situation seamless.

A dental lease is really a build-out decision wearing a lease's clothing. Operatory count drives the square footage, plumbing and vacuum lines drive where the operatories can go, and whether the space has a prior dental build-out can swing your opening cost by six figures.

The second thing that moves the number is timing. Dental construction and permitting take months, and a landlord who knows your current lease expires soon has all the leverage. We start early enough that walking away stays a real option.

Startup practices

Site selection against the demographics that actually predict a dental practice: household income, rooftops and growth, competing practices per capita, and traffic your signage will catch. Plus a lease a bank will underwrite for the practice loan.

Second-generation dental space

Reusing an existing dental suite can save a large part of your build-out, but only if the operatory layout, plumbing, and equipment fit your plan. We look before you commit.

Practice acquisitions

When you buy a practice you inherit its lease. We read it before closing: remaining term, assignment and change-of-control language, personal guaranty, option rights, and whether the rent is at market or well over it.

Renewals and relocations

Established practices have more leverage than they use. Patients follow a dentist a few minutes down the road, and landlords know it. That is the leverage we negotiate with.

$0separate fee out of pocket for most practices - the tenant broker is normally paid from the landlord's leasing fee

What This Costs Your Practice

Free To Your Practice. The Landlord Pays Our Fee.

1On most listed buildings the landlord pays a leasing fee.

It is in the listing agreement before you walk in.

2Alone, the landlord's broker usually keeps all of it.

You do not save it. Their broker keeps it.

3With us, our share comes out of that fee.

For most practices, $0 and no invoice from us.

Same fee, two ways to split it. One of them puts a negotiator in your corner. The other does not.

A few situations differ, such as owner-direct, physician-owned and sublease space. We confirm the fee in writing on every building before you tour it. Brokerage fees are negotiable and not set by law.

Before You Pick A Building

We Will Run The Demographics And The Competition First

Choosing where to open or move is a bigger decision than what you pay per square foot, and it is the one that is hardest to undo. We map the trade area around every location you are considering: who lives there, how fast it is growing, what they can pay, who already treats them, and how many providers in your specialty are inside a realistic drive time.

It costs nothing, we do it before you hire us, and you keep the analysis either way.

Common Questions

Dental office space

Should I renew my dental lease or move?

Run both. The cost of moving a dental practice is real, dominated by new operatory build-out and downtime, but so is the cost of overpaying for another five or ten years. Pricing a credible alternative is also what makes a landlord improve the renewal offer, so the work is rarely wasted either way.

How much space does a dental practice need?

It follows the operatory count more than anything else, plus sterilization, lab, imaging, business office, and reception. We size from your operatory plan and growth intentions rather than from a rule of thumb, because paying for square footage you will not use is the most common avoidable dental lease mistake.

I am buying a practice. Do you look at the lease?

Yes, and before you close. The lease can be worth more or less than the practice's goodwill, and assignment language, remaining term, and guaranty terms are negotiable while the seller still needs the landlord's consent.

Do you charge dentists a fee?

For most practices, nothing out of pocket. It is standard for the landlord to pay a leasing fee and for the tenant's broker to be paid out of it. Negotiating without representation usually does not put that money back in your pocket. Because it is a market custom rather than a rule, we confirm the arrangement in writing on each property before you tour it.
