Expansion
Growing practices outgrow their broker faster than their space. We handle the second location, the third, and the ones in other markets.
$0 out of pocket for most practices. The landlord pays our fee.
Send us your lease Call (210) 384-2342The first expansion is where a practice discovers that its real estate decisions are now connected. The second location's trade area should not eat the first one's. The lease terms should be consistent enough that you are not administering five different sets of rules. And the timing should match the provider you are hiring, not the space that happened to be available.
Sometimes the answer is not another location at all. Taking adjacent space, exercising an expansion option you already hold, or reconfiguring can add capacity for far less than a second site. We check that first, because it is the cheapest answer when it works.
South Texas is covered directly from our office. Austin, Houston and Dallas-Fort Worth run through Partners' offices in each city, and any other market through Partners Healthcare Services or the best healthcare broker there. A group adding locations in more than one market works with one team rather than hiring a new broker in each city.
Where a second location draws from, and how much of it would come out of your existing site rather than from new patients.
Expansion, right of first refusal, and right of first offer clauses in your current lease. Many practices hold rights they have forgotten and let them lapse.
Aligned expirations, comparable guaranty exposure, and renewal rights that let you make decisions about the portfolio instead of one lease at a time.
One relationship across San Antonio, the rest of Texas and anywhere else you grow, rather than a different broker and a different standard in every city.
What This Costs Your Practice
It is in the listing agreement before you walk in.
You do not save it. Their broker keeps it.
For most practices, $0 and no invoice from us.
Same fee, two ways to split it. One of them puts a negotiator in your corner. The other does not.
A few situations differ, such as owner-direct, physician-owned and sublease space. We confirm the fee in writing on every building before you tour it. Brokerage fees are negotiable and not set by law.
Common Questions
By looking at where your current patients actually travel from rather than at a radius on a map. Overlap is not automatically bad either: a second site can relieve a location that is turning away appointments. The question is whether total capacity grows.
Often, yes, and it is the first thing we check. Adjacent space or a reconfiguration is usually far cheaper than a second full build-out, and you may already hold a contractual right to the space next door.
Yes. South Texas directly, and Austin, Houston and Dallas-Fort Worth through Partners' offices in each city. Outside Texas, Partners Healthcare Services has healthcare brokers on the ground in Georgia, North Carolina, South Carolina and Indiana, and anywhere else we bring in the best broker in that market rather than route you to a junior person, and we tell you which situation you are in.
Yes. Portfolios get a lease abstract, an expiration calendar, and a plan that works the renewals in the order that produces the most leverage.
Behind The Three Of Us
We are the San Antonio team of Partners Healthcare Services, the healthcare tenant and buyer representation practice of Partners Real Estate. The practice began in 2009 as Crown Tenant Advisors in Atlanta, joined Partners in July 2026, and holds a 5.0 rating across 109 Google reviews. Its brokers are on the ground in Texas, Georgia, North Carolina, South Carolina and Indiana, and the healthcare case studies and client quotes on this site are the practice's.
Partners was founded in 1997, reports more than 300 professionals, and has offices in San Antonio, Austin, Houston, Dallas-Fort Worth and Atlanta. When your practice grows past San Antonio you keep us as the point of contact: Austin, Houston and Dallas-Fort Worth through Partners' own offices, and anywhere else through the best healthcare broker in that market, run by us.
Tell us where you are growing. We will tell you what the market looks like there.
