Practice counts are our own tally of distinct addresses in the federal NPPES registry for San Antonio and South Texas, current September 2026. The building dataset is licensed market data we hold under our own subscriptions and use on your behalf; positions only are shown and nothing from it is republished. Roads and hospitals from OpenStreetMap contributors, ODbL.

32,000+ healthcare practice addresses from the federal provider registries, by specialty. It is how we count your competitors inside a drive time by what they actually practice rather than by their business name.

Lease comparables

Completed lease deals by building type and corridor, held under our own subscriptions. A landlord's renewal proposal gets read against what comparable space in that corridor actually traded for, not against a citywide average.

Ownership and deed records

Bexar and surrounding county records, so we know who really owns the building, what it last sold for, and whether your prospective landlord is a competing physician group.

Hospital campus changes

UT Health San Antonio opened its first hospital in December 2024. CHRISTUS closed Santa Rosa Medical Center on Babcock in April 2025. University Health's Palo Alto hospital is due in 2027. Each one moves referral patterns and the demand for suites around it.

A few situations differ, such as owner-direct, physician-owned and sublease space. We confirm the fee in writing on every building before you tour it. Brokerage fees are negotiable and not set by law.

Which corridors do you work most?

The South Texas Medical Center, Stone Oak and 281 North, Westover Hills, the 1604 ring, Alamo Ranch, downtown, the I-35 corridor through Schertz and New Braunfels, and the South Side around the coming University Health Palo Alto campus. Each has its own page, linked under the map above.

Do you cover smaller South Texas markets?

Yes. New Braunfels, Seguin, Boerne, the Rio Grande Valley, Corpus Christi, Laredo, and the surrounding towns. Practice real estate in smaller markets has fewer listings and worse public data, which is exactly where having someone work the market directly is worth the most.
