Methodist Hospital Stone Oak and the Stone Oak Pavilion at 1139 East Sonterra Boulevard anchor it, with North Central Baptist Hospital at 520 Madison Oak Drive, South Texas Spine and Surgical Hospital on Hardy Oak Boulevard, and Baptist Emergency Hospital at the Overlook further north.
Methodist is in the middle of a roughly $104 million vertical expansion at Stone Oak, adding about 83,948 square feet across two floors and 54 intensive care and telemetry beds, with completion expected in early 2027. More inpatient capacity in a corridor that already draws the metro's strongest household incomes is why dermatology, plastics, orthopedics, regenerative medicine, dental specialty and med spa practices keep choosing it over the Medical Center.
Second-generation medical suites under about 3,000 square feet are genuinely scarce in this corridor, and that scarcity, more than the asking rate, is what makes Stone Oak hard for a startup or a small specialty practice. Finding one usually means knowing about it before it is marketed.
Quoted base rent in this corridor can look reasonable while the operating-expense load pushes total occupancy cost well past what the practice expected. We look at the reconciliation history and the cap language, not just the rate, because on some buildings here the opex is a third or more of what you actually pay.
This is an affluent, car-dependent trade area and patients will cross 1604 for the right practice. They will not fight the 281 and 1604 interchange at the wrong time of day. Which side of the interchange you sit on is worth thinking about before you sign.

The corridor was built largely for larger users and for buildings that lease in bigger increments, so genuinely small second-generation medical suites turn over rarely. When one comes available it often goes before it is marketed, which is the argument for having someone watching the corridor rather than checking listing sites.
Sometimes, and not always in the way people expect. Base rent and operating expenses move somewhat independently here, so a building with a lower quoted rate can end up costing more per year once the expense load is in. Compare total occupancy cost, not the headline rate.
It is the strongest trade area in the metro for elective and cash-pay work, which is exactly why it is competitive and why the small-suite supply is tight. If your model depends on that demographic it is usually worth the effort. If your volume is referral-driven from the Medical Center, look hard at whether you need to be here.
