Common questions

What does this cost my practice?

Most of the time, nothing comes out of the practice's pocket. In a typical commercial lease the landlord agrees in its listing agreement to pay a leasing commission, and a share of that fee goes to the broker representing the tenant. That is the customary structure in medical leasing rather than a legal requirement, so we verify it building by building. Some situations differ: owner-direct space, physician-owned buildings, sublease space, and some institutional landlords. When that happens we tell you before you tour and you decide how to proceed. Our written agreement states exactly how we are paid and by whom. Brokerage fees are not set by law and are fully negotiable.

Do you also represent landlords?

Not on your deal. On your assignment we work for you alone, and nobody negotiating for you is paid by your landlord. Our office does take landlord listings in San Antonio; if a building you are considering is one of them, you will know that in writing before you tour it, and you decide. The landlord already has a broker. On your negotiation, this is yours.

Is my building in your dataset?

What happens to what I send you?
