CHRISTUS Santa Rosa Hospital - Westover Hills at 11212 State Highway 151 completed a roughly $95 million, 164,000 square foot tower in 2025, adding 44 adult intensive care beds, 20 neonatal intensive care beds and 30 post-partum beds. Across the interchange, Methodist Hospital Westover Hills at 5106 West Loop 1604 North opened in November 2024 with 54 beds, Methodist's first greenfield hospital since 2008.
The context matters more than either announcement on its own. CHRISTUS closed its Medical Center hospital on Babcock Road in April 2025 and its inpatient capacity showed up here. When beds move, referral patterns move with them, and the demand for medical suites follows a year or two behind. That is the window this submarket is in right now.
The CHRISTUS Westover Hills campus medical office buildings put you on the hospital campus with everything that implies, for better and worse. The 151 and 1604 corridor around it offers larger floor plates and easier parking for practices whose patients drive in.
The far west side is adding rooftops faster than it is adding medical space, which is the usual setup for a practice that arrives early doing well. It also means some buildings here are leasing on a growth story rather than on current demand, and the rent should reflect which one you are buying.
