Medical
We help physicians and medical groups lease, renew and buy medical office space across San Antonio and South Texas. We work for the practice, not the building.

The medical assignments below are Partners Healthcare Services results, from the files of the national practice we are part of. In San Antonio we bring the same lease process and our own building data to the work. Each total is the client's benefit against the terms the landlord first offered. Past results do not guarantee future outcomes.
Therapy group
Moved the group out of a building that no longer suited it and into an upscale retail center, with the new lease negotiated against the cost of staying put.
$279,000 saved.
Multi-facility orthopedics group
Reworked the terms on the space the group already occupied instead of moving it, which is usually the cheaper answer when the location is right and only the economics are wrong.
$114,000 cut from the group's real estate cost.
My experience with Partners Healthcare Services was absolutely PHENOMENAL! They took my feeble attempts at finding an office and negotiating a lease, and turned it into a targeted, organized full time search and professional operation. Not only did they have my best interests in mind, they understood my vision of what I wanted my office to be, and believed in it and me. Partners Healthcare Services understood my goals and kept me encouraged along the way until we found my perfect place. They worked in-between my deliveries and surgeries to meet with me and keep me on track. They did not stop until the contract was perfect, and I was in the best financial situation for my life and work. My office is beautiful and everything I have ever wanted. Thank you, Partners Healthcare Services, for making The Healthy Woman a reality. I recommend Partners Healthcare Services to any medical professional even thinking about opening their own office. Let them help you, so you can continue to work and see patients while they help to make your dream come true. They are truly the reason I am at the place I am today.
Jocelyn Slaughter, MD · The Healthy Woman
Partners Healthcare Services was an amazing resource, agent, and advisor in helping find a space for my new practice. They understood the unique needs of a medical practice and made valuable recommendations during the entire process. From initial meetings to multiple property searches, visits and revisits, negotiation of lease terms, revisions, and lease signing, I could not have asked for a more dedicated, experienced, and helpful team. A few years later, I called on them to help me add a new location. Again, they went above and beyond to make sure I found the perfect space. I will continue to contact them for all of my future real estate needs and would recommend them highly to any colleague.

Phenomenal! And that's not an exaggeration. From the first day of working with Partners Healthcare Services, their knowledge of the process and local market, as well as strong work ethic, were apparent. However, what I didn't expect, but quickly grew to appreciate, was their adeptness at negotiating, keen foresight, and creative problem-solving. Being new to the process, it was reassuring that I could rely on them to educate and, in many respects, coach me through the foreign terrain. They definitely know real estate, and they also know people, and this differentiates them from the rest. Do yourself a favor; hire Partners Healthcare Services!

Medical office space is priced and built differently from ordinary office space, and the differences are expensive to discover after signing. Exam-room plumbing, dedicated power for imaging, ADA-compliant restrooms, after-hours HVAC for procedure days, and a parking ratio that survives a full schedule all belong in the lease, not in a change order.
We start from data rather than from listings. We keep our own building and practice datasets for San Antonio and South Texas, 1,300+ medical office buildings and 32,000+ practice locations, so when a landlord quotes a rate we can say what comparable space in that corridor actually trades for, and what concessions other tenants got.
San Antonio and South Texas, from the Medical Center, Stone Oak and the 1604 hospital campuses to the Rio Grande Valley, Corpus Christi and Laredo, worked from our downtown San Antonio office. Austin, Houston and Dallas-Fort Worth through Partners' offices, and any other market through Partners Healthcare Services or the best healthcare broker there, with us as your point of contact.
Free rent, the tenant improvement allowance and who controls the construction, annual increases, operating-expense caps and the gross-up clause, renewal and expansion options, exclusivity against a competing specialty, and personal guaranty exposure.
Demographics and payer mix by corridor, referral-source proximity, drive times from the neighborhoods your patients live in, and what a shell versus a second-generation medical suite really costs to open.
For practices with stable providers, buying a suite or a small building can beat renting. We run both sets of numbers on real comparable sales, including the SBA-504 path.
The $279,000 and $114,000 are Partners Healthcare Services results, measured against the terms the landlord first offered. Past results do not guarantee future outcomes. All results and case studies.
What This Costs Your Practice
It is in the listing agreement before you walk in.
You do not save it. Their broker keeps it.
For most practices, $0 and no invoice from us.
Same fee, two ways to split it. One of them puts a negotiator in your corner. The other does not.
A few situations differ, such as owner-direct, physician-owned and sublease space. We confirm the fee in writing on every building before you tour it. Brokerage fees are negotiable and not set by law.
Before You Pick A Building
Choosing where to open or move is a bigger decision than what you pay per square foot, and it is the one that is hardest to undo. We map the trade area around every location you are considering: who lives there, how fast it is growing, what they can pay, who already treats them, and how many providers in your specialty are inside a realistic drive time.
It costs nothing, we do it before you hire us, and you keep the analysis either way.
Common Questions
It depends far more on the building type than on the neighborhood. On-campus hospital buildings, freestanding medical office, and converted retail or office space price very differently in the same ZIP code. We will tell you the range for your specific building and its real comparables rather than quoting a citywide average, because a citywide average is what a landlord uses to justify a number.
Medical build-out costs far more per square foot than open office, so a standard office allowance leaves a practice writing a large check. The right number depends on whether the space is a shell or a second-generation medical suite, and on the term length the landlord is getting in exchange. We price the build before agreeing to the allowance.
