What We Do

We Represent The Practice. Not The Landlord Across The Table.

On your deal we sit on one side only, so every hour we spend is spent getting your practice a better lease or a better building in San Antonio.

$0 out of pocket for most practices. The landlord pays our fee.

Core Services

Four Ways We Represent Practices

Opening a new location

Demographics and competition first, then a survey of every realistic option including space that is not on the market yet, then competing landlords against each other for your lease.

Renewals and restructures

The landlord's first renewal offer is written for the landlord. We benchmark it against what comparable space trades for and build a real alternative so walking away is a credible option.

Relocations and expansions

Getting out of the lease you are in and into the one you want, or adding a second site without cannibalizing the first, priced against staying put before you decide anything.

Buying a building

Buyer representation for practices that should own rather than rent: buy-versus-lease on real comparable sales, SBA-504 owner-user financing, and the purchase negotiated on your side.

Beyond The Transaction

What We Do Once The Lease Is Signed

A signed lease is the start of a ten-year financial obligation, not the end of a project. Most of what goes wrong in a lease goes wrong quietly, years later, in a line on an operating-expense reconciliation or in an option deadline nobody calendared.

Lease abstracts and a deadline calendar

Every lease reduced to its operative dates and obligations, with renewal, expansion, and termination deadlines tracked so an option never lapses by accident.

Operating-expense review

Landlords make arithmetic errors, and they are rarely in your favor. We audit the annual reconciliation against what the lease actually permits them to pass through.

Mark-to-market analysis

Where each of your locations sits against current market rent, so you know which lease is worth renegotiating before the renewal notice arrives.

Getting out of space you have outgrown

An early termination or a sublease negotiated on your behalf, so an old lease does not keep charging you after the practice has moved.

Build-out coordination

We help you interview and select project managers, contractors, and furniture vendors, and standardize the process so your second and third locations are not built from scratch.

Single point of contact

One person for every real estate question across every location, rather than a different broker in each market and no one holding the whole picture.

By Transaction

Start Where You Are

Renewing a lease

The landlord's first proposal is an opening position. We benchmark it and negotiate the rate, increases, free rent, and allowance.

Opening a practice

Site selection and a first lease your practice and its lender can both carry.

Relocating

Getting out of the old lease and into the new one, priced against staying put.

Adding locations

Second and third sites without cannibalizing the one you have.

Buying

Buy versus lease run on real numbers, including SBA-504 owner-user financing.

What This Costs Your Practice

Free To Your Practice. The Landlord Pays Our Fee.

1On most listed buildings the landlord pays a leasing fee.

It is in the listing agreement before you walk in.

2Alone, the landlord's broker usually keeps all of it.

You do not save it. Their broker keeps it.

3With us, our share comes out of that fee.

For most practices, $0 and no invoice from us.

Same fee, two ways to split it. One of them puts a negotiator in your corner. The other does not.

A few situations differ, such as owner-direct, physician-owned and sublease space. We confirm the fee in writing on every building before you tour it. Brokerage fees are negotiable and not set by law.
