Needs analysis

What the practice actually requires: size, geography, budget, growth plans, and the constraints nobody writes down until asked.

Market research

Market and property data, a written survey of the real options, tours, and formal proposal solicitation from the landlords worth talking to.

Financial analysis and negotiation

Every landlord proposal reduced to comparable numbers over the same term, then competitive negotiation among the finalists rather than one conversation with one landlord.

Contract review and negotiation

Selection, agreement on business terms, then legal review and negotiation of the lease document itself, which is where terms agreed in principle either survive or quietly do not.

Construction and relocation

Architect, contractor, and project-manager selection, build-out oversight, and the move itself, sequenced so you are not paying two rents or closing for longer than planned.

Lease life-cycle management

Abstract, deadline calendar, annual operating-expense review, market updates, restructure opportunities, and help with problems during the term.

Timing

How Long It Takes

A straightforward renewal can be done in sixty to ninety days. A relocation with a build-out usually runs nine to twelve months from first conversation to open doors, and longer for a ground-up building or a heavy medical build.

That timeline is why we tell practices to start twelve to eighteen months before a lease expires. The leverage in any negotiation comes from having a real alternative, and a real alternative takes that long to create. Ninety days out, there is nothing left to create it with.

We also keep watching the sublease market while a deal is in progress. A plug-and-play space that hits the market late can beat everything else on the list, and it is worth staying open to it until the lease is actually executed.

Same fee, two ways to split it. One of them puts a negotiator in your corner. The other does not.

A few situations differ, such as owner-direct, physician-owned and sublease space. We confirm the fee in writing on every building before you tour it. Brokerage fees are negotiable and not set by law.
