At a large public brokerage, a practice leasing five thousand square feet is a small file, and small files get assigned to the most junior person on the team. That is not a criticism of those firms; it is the arithmetic of how they are staffed and compensated.
Partners is owned by the people who do the work. The brokers who create the value own the firm, which is why an experienced broker takes your requirement rather than handing it down. For a practice, that difference shows up in what gets negotiated and what gets missed.
If your next location is in a market where we do not have an office, the large firms would route you to whoever sits in their own local branch. We do the opposite: we go find the best broker in that market, whether they work at CBRE, Cushman & Wakefield, JLL, Newmark, or an independent shop, and we run the assignment with them. You get covered in that market with better local service, and the local broker keeps more of the fee.
It is standard in this market for the landlord to pay a leasing fee, and for the tenant's broker to be paid out of it. Negotiating alone usually does not recover that money for you; it typically leaves all of it with the person sitting on the other side of the table. It is a market custom rather than a law, so we confirm it in writing on each property before you tour it.
What We Bring
On your negotiation we sit on one side only, and nobody negotiating for you is paid by your landlord. We do take leasing assignments on other San Antonio buildings, so if one of them is ever on your list you hear it in writing before you tour and you decide how to proceed. What This Costs Your Practice

A few situations differ, such as owner-direct, physician-owned and sublease space. We confirm the fee in writing on every building before you tour it. Brokerage fees are negotiable and not set by law.
Common Questions
Many practices do, and it costs them money in ways that are invisible without a comparison set. The landlord knows what every other tenant in the building pays and what the last five deals in the submarket looked like. Without that, you are negotiating against someone who can see the board.
It would be if we insisted on covering every market ourselves. We do not. We bring in the best broker in each market regardless of what firm they work for, which in practice produces better local service than being routed to a large firm's junior person in that city.
