For a practice, that shapes everything. This is a residential growth market where the population arrived well before the medical real estate did, so the product available is mostly retail end-cap and small second-generation suites rather than purpose-built medical office. Specialists who need hospital adjacency still base themselves at Westover Hills or the Medical Center and see Alamo Ranch patients from there.
Primary care, pediatrics, dental, orthodontics, dermatology, optometry, physical therapy and behavioral health: practices whose patients live here and choose on convenience. If your model needs a hospital across the street, this is not your submarket and we will say so.

Use clauses, plumbing and power, medical waste, hours, signage and exclusivity against a competing provider all have to be negotiated in deliberately.
