Kendall County · Boerne
A county that has never had a hospital is getting one, with medical office attached. The pre-leasing window is open right now.
$0 out of pocket for most practices. The landlord pays our fee.
Send us your lease Call (210) 384-2342Boerne is served today by outpatient facilities rather than a hospital: Methodist Boerne Medical Center at 134 Menger Springs with imaging, MRI, CT and a women's center, Methodist ER Boerne, and the Methodist Ambulatory Surgery Center of Boerne. For anything inpatient, Boerne patients drive to the Medical Center or the 1604 ring.
That is changing. Baptist Health System has a hospital campus in development on roughly 23 acres at the northwest corner of Interstate 10 and State Highway 46: an acute-care hospital of roughly $50 million with an adjoining medical office building. Site work began in summer 2025 with construction scheduled for 2026. Kendall County gets its first hospital, and an attached medical office building has to be leased.
The physicians who will fill that medical office building are practicing in Boerne today. Terms during pre-leasing are generally better than terms afterward, and the conversation happens well before a building is visibly under way. If you practice here, this is worth a call now rather than in 2027.
The Menger Springs cluster gives the town real outpatient infrastructure: imaging, surgery and emergency care. What it has not had is inpatient capacity, which is why the referral pattern has always run back toward San Antonio.
Kendall County skews older and more affluent than the San Antonio average, and the town has resisted looking like a suburb. Both facts affect which specialties work here and what kind of building a patient base will accept.
Almost no healthcare-focused tenant representation covers Kendall County. That is good for a practice that has someone watching it and bad for one negotiating alone against a landlord who knows there are three alternatives in town.

What This Costs Your Practice
It is in the listing agreement before you walk in.
You do not save it. Their broker keeps it.
For most practices, $0 and no invoice from us.
Same fee, two ways to split it. One of them puts a negotiator in your corner. The other does not.
A few situations differ, such as owner-direct, physician-owned and sublease space. We confirm the fee in writing on every building before you tour it. Brokerage fees are negotiable and not set by law.
Common Questions
Yes. Baptist Health System has a campus in development on roughly 23 acres at the northwest corner of I-10 and State Highway 46, with an acute-care hospital and an adjoining medical office building. Site work began in summer 2025 with construction scheduled for 2026. We confirm current status before anyone signs on the strength of a schedule.
If your current lease runs past the opening, having us engage on the new medical office building during pre-leasing is usually the better path. If you need space sooner, a shorter term in town keeps your options open instead of locking you out of the campus for a decade.
For inpatient care they always have, because Kendall County has not had a hospital. That is the demand the new campus is built to capture, and it is why the practices positioned nearby stand to benefit.
